On the outskirts of Dubai, a building to build consisting of a larger 4-storey base on which a 14-storey building tower stands is planned.
The entire building stands out for four main functions: a commercial area on the ground floor and part of the first floor, a car park on the four levels above, a restaurant and a lounge bar with a garden terrace on the 5th floor.
The floors from the 5th to the 18th are used as offices.
Finally, at the top of the building, a roof garden will be built that will include a technical area for mechanical systems, with adequate shielding and integration in the garden.
Total Service Engineering, has carried out of the entire design process, from design to architectural and engineering development, designing specific structural, plant and acoustic solutions.
Particular importance has been played by the energy study: the project was developed by providing special passive solar shields with the task of filtering light, limiting the areas of direct exposure to solar radiation, while guaranteeing natural lighting and external vision.
